WHAT THIS ROLE DOES
Real Estate
- Manage entire ELC UK property portfolio (Retail, Offices, Warehouse and residential)
- Manage key lease events, extracting value through commercial decisions. Have a clear understanding of leases and obligations and inform stakeholders of clauses/risks and liabilities accordingly.
- Oversee Management of third-party contractor to accurately forecast lease events in the next 12/18 months for budgeting purposes and make necessary recommendations based on strategy
- Manage dilapidation obligations to ensure bet terms are sought and brands are accruing correctly
- Work closely with Finance teams and Global to ensure that rents/rates are correctly accrued to ensure accurate financial reporting
- Responsible for rates - appeals, BIDS and budgeting
- Work closely with RDDC Store planning teams to ensure that we maximise cost savings and deliver sites in the most efficient manner, through negotiation of the handover specification and incentives.
- Have sound knowledge of the end to end process for property acquisitions including planning, build regs, listed buildings consents.
- Manage external legal counsel and provide relevant instructions to appointed ELC lawyers on all legal property matters.
- Lead on Real Estate Committee meetings
- Oversee management for UK input into Global Real Estate reporting tool
- Oversee Facilities Group in managing daily operation of ELC Head Offices, Distribution Centres and Retail (FSS and Counters)
- Oversee management of Facilities for FP and KC - ensuring that support for FM and Catering through third party contactors meet all sites, offices and retail needs and expectations
- Oversee FM budget spend (including control of Capex spend on FP/KC site projects) to ensure service levels are maintained within budgetary restraints.
- Overall responsibility for liaison with Management Agents for head offices to ensure service level agreements are met and that any Landlord requirements are satisfied
- Overall management of sub tenants within FP
- Plan and oversee project management of site initiatives, such as refurbishments/office moves and work with both internal and external groups to ensure project delivery, operational obligations are met, and lease/regulatory requirements are no
- MRICS qualified or a 15 minimum of 15 years working in the Real Estate Sector
- Competent at negotiating and analysing leases
- Good knowledge of the UK Real Estate market
- Experience of leading a team preferred
- Able to work well independently and handle a high workload
- Confident at presenting recommendations to senior leadership and global teams
- Must have good communications skills and be well organised
